At Crestmont, we believe in making the leasing of a property process straightforward and transparent. Our qualifications to lease a property are designed with both landlords and tenants in mind, ensuring a smooth and efficient experience for everyone involved. We offer clear guidance on requirements such as credit history, income verification, and rental references, ensuring that every prospective tenant is a perfect match. 

Crestmont Property Management Qualifications
  • Must provide proof of income (or other proof of funds) 3x the monthly rent or more
  • Credit score must be 650 or above
  • No prior tenant evictions
  • No prior bankruptcies
  • Cosigners are accepted and must be a California resident, a credit score of 700+, and verifiable income of 6x the monthly rent
  • Move-in date no more than 14-days from application approval
  • Verifiable rental history (if applicable)
  • No animal breeds on the aggressive breed list and not within HOA rules
  • First to apply, first to qualify will receive the first offer to occupy the property
Application Overview: Before beginning an application
  • Be prepared to pay the application fee as outlined in the property listing, $45.
    • If an applicant gets denied the unit for not meeting qualifications, the application fee of $45 will not be returned
  • Every resident 18 and older must submit a separate rental application
  • Must provide a valid form of identification
  • Must have all financial information readily available 
  • Applications with falsified information will be dismissed 
How to apply for a property
  • Visit our “Residents” tab and click on “Find Your Home to Rent”, locate the property you are interested in and then click “Apply Now”
  • Follow the prompt and questions including:
    • Your Contact Info
    • Where You’ve Lived for the past 3 years
    • Co-Applicants/Occupants
    • Personal Information
    • Employment Information
    • Attach All valid forms of identification
    • Income Verification
    • Pay the fee
    • Review and confirm your application
  • Before submitting please make sure all information is current and correct

Pet Screening, Service Animals, and ESAs
  • Screening of all animals must be performed through https://crestmontrealty.petscreening.com
    • A separate fee will be charged for the pet screening application $30. (This fee will be waved should your animal be confirmed and verified as a service animal or ESA).
    • Must provide all documents required by pet screening
  • Pet Policy
    • No aggressive breeds
    • Pets are subject to monthly pet rent (service animals and support animals are exempt)
Approved Applicants
  • Must pay security deposit within 3 days of acceptance 
  • Must take possession of the property within 14 days of acceptance
  • Must pay first month’s rent with certified funds before or on lease commencement 
  • Must provide a copy of renters insurance with Crestmont Property Management, Inc. named as an additional insured party
