Highlands Ranch HVAC Contractor
UniColorado is a licensed HVAC contractor serving Highlands Ranch and Douglas County with furnace installation, AC installation, heat pump systems, and ductless mini-splits. Licensed under #MA170322, we confirm the permitting jurisdiction for your address, pull the mechanical permit, and schedule the inspection. Most Highlands Ranch homes were built in the 1990s-2000s during the master-planned community's major growth phase, meaning many original systems are now 20-30 years old and due for replacement. HOA requirements for outdoor equipment placement vary by subdivision. We supply the equipment specs, placement drawing, and sound data your HOA application needs, and you submit the application.

HVAC in Master-Planned Communities
5,920 ft elevationBuilder-grade system failure: Homes built from 1993-2005 in Northridge, Westridge, and Falcon Hills typically shipped with Lennox S21-series furnaces and Trane XR80s. At 20+ years, these develop heat exchanger cracks, failed secondary heat exchangers, and compressor failures. Many also contain R-22 refrigerant in the AC coil, which has been phased out since 2020. Replacement is now more economical than repair for most of these systems.
HOA equipment requirements: Highlands Ranch HOAs commonly require condensers to be screened from street view, placed close to the foundation, and kept under a sound limit measured at the property line. Some subdivisions also regulate line set routing and concrete pad specifications. We review your HOA guidelines before we quote, then supply the equipment specs, placement drawing, and sound data for your application. You submit the application to your HOA.
Douglas County wind and elevation load: At 5,920 feet with direct prairie wind exposure on the eastern side of the community, heating loads run higher than comparable homes in Denver proper. Systems sized off a Denver Manual J table will be undersized. We run calculations specific to your home's orientation and ZIP code.
Backcountry multi-zone complexity: Custom homes above 4,000 sq ft need two or more systems - one system covering the whole house typically leaves 5-8°F temperature differentials between floors. We design these jobs with independent zones, variable-speed equipment, and thermostat placement matched to how each floor is used.
R-22 refrigerant phase-out: Many Highlands Ranch AC systems installed between 1995 and 2010 still run R-22 (Freon), which was fully phased out of production in 2020. If your system has a refrigerant leak, restoring the charge to usable levels costs hundreds of dollars per pound - when you can find supply at all. Replacement with R-410A or R-454B equipment is the practical path forward for any R-22 system that develops a leak.
Local Climate
Highlands Ranch sits at 5,920 feet in Douglas County, higher than Denver proper, which means thinner air, more radiant heat loss at night, and winter lows that run colder than the city on clear nights. The community's south-metro position puts most of it directly in the path of unobstructed prairie winds from the east and southeast, with no foothills to block them. Eastern neighborhoods along I-25 get the full brunt; the Chatfield area in western Highlands Ranch gets modest shelter from the Dakota Hogback. Spring brings an additional hazard: Douglas County sits in one of Colorado's more active hail corridors, and outdoor HVAC equipment takes direct hits that crack condenser fins and damage refrigerant lines without proper hail guards. Heating loads here run higher than comparable square footage in Denver proper.

Why ChooseUniColorado
Your Trusted Highlands Ranch HVAC Experts
Upfront Pricing with Rebate Verification: Every Highlands Ranch quote includes a rebate check before the number reaches you. Xcel Energy HVAC rebates and the Power Ahead Colorado rebate are applied upfront - not as a mail-in reimbursement after the fact.
HOA Application Support: We review your HOA guidelines and condenser placement requirements, then supply the equipment specs, placement drawing, and sound data your application needs. You submit the application to your HOA, and we schedule installation once it is approved.
Builder-Grade System Expertise: We replace Lennox, Trane, and Carrier builder systems across Northridge, Westridge, and Falcon Hills. We know the duct sizing those homes shipped with and which equipment matches the existing infrastructure versus what requires a duct modification.
Licensed and Permitted: License #MA170322. We confirm the permitting jurisdiction for your address, pull the mechanical permit, schedule the inspection, and give you the completed paperwork. You don't manage any of that.
Manual J on Every Job: We don't copy load numbers from neighboring houses. Every Highlands Ranch job gets a full Manual J calculation using your home's square footage, insulation, window area, and orientation. South-facing two-stories in Westridge and north-facing custom homes in Backcountry need different systems.
Hail and Wind Prep: We recommend hail guards on outdoor condensers for Highlands Ranch jobs. Douglas County's hail frequency makes them worth the protection.
